YOUR OFFICE OF THE ALLEN COUNTY ASSESSOR

The Office of the Allen County Assessor is responsible for accurately and uniformly determining the market-value-in-use of every property in the county. This is achieved by using three approaches to value: Cost, Income, and Sales Comparison. The State now requires annual adjustments of assessments to reflect changes in the market. Below you will find documents explaining various processes used in the valuation of property. We encourage you to contact us with any questions or concerns regarding your assessment.

      Real Estate Department: This department's main service is name transfers, land splits, giving listing information,and answering questions on tax bills. Name transfers and land splits are handled here after they have been filed in the Deeds Dept. of the Auditor's office, with the exception of Townships that have their own offices.

       

      Inheritance Tax Department: This department reviews all Inheritance Tax documents to determine tax liability for estates in Allen County. It assists attorneys and the public with Consents to Transfer forms (IH-14's  ) and Notice of Intended Transfer forms (IH-19's ) to determine if all funds can be released or if a 20% hold must be placed on the accounts.

    Personal Property Tax Department: Reviews and audits all Personal Property returns, and mobile homes. The same townships listed above apply here. It supplies the public with all Personal Property Tax Forms that need to be filed if you own a business, farm, or individual property, such as, recreational vehicles, trailers, or human powered boats. Answers questions on tax bills for Personal Property and Mobile Homes that are on as Personal Property for the townships listed above. Click here for more information.

      Reassessment Department: Oversees all of Allen County in the reassessment of real estate and their improvements.

      Property Tax Assessment Board of Appeals (PTABOA): Reviews and schedules hearings for appeals and non-taxable properties in Allen County.
