Phase III Allen County – Fort Wayne Ordinance Update

The primary objective of this project is to update and align the Fort Wayne and Allen County zoning ordinances. This project is part of ongoing work to improve, clarify, simplify, and streamline the development and permitting processes.

This phase of the project includes updated and aligned zoning ordinance language for:

1) Additional General Standards Provisions, including:

  • Development Design Standards
  • Landscape Standards
  • Parking Standards
  • Sign Standards
  • Airport Overlay District
  • Floodplain Management Standards
  • Accessory and Temporary Structures and Uses

2) Permitted Uses

  • Commercial and Industrial Zoning Districts permitted uses, special uses, and development standards

3) Draft Definitions

  • A combination of the existing Allen County and Fort Wayne zoning ordinance definitions, along with proposed updated or new definitions, and including the existing Allen County and Fort Wayne floodplain management and sign regulations definitions

Three meetings will be held on:

Tuesday May 28th at 6:00 pm in Room 185 on the first floor of the Citizens Square building (the Building Department Hearing Room)

Wednesday May 29th at 8:30 am in Room 045 on the Garden (Basement) Level of the Citizens Square building (the Omni Room)

Wednesday May 29th at 6:00 pm in Room 045 on the Garden (Basement) Level of the Citizens Square building (the Omni Room)

The City of Fort Wayne now has Downtown Design Standards that may affect your proposal. The manual has requirements and recommendations on new developments, building additions, façade renovations, signage, fencing, and parking. It is often beneficial to discuss your plans with staff members prior to filing any applications or permits.

As of March 3rd 2008 the Fort Wayne Land Use Management and Zoning Department and the Allen County Department of Planning Services became one department.
